Past and present residents of the Green Man Lane Estate in West Ealing, along with Councillor Julian Bell Leader of the Council in Ealing, celebrated the start of the estate’s demolition programme, on Monday 18th April, part of the first phase of this £136m regeneration project. Detailed planning consent for phase one and outline planning permission for the master plan were granted in September 2010 and the start of the demolition marks the beginning of the transformation of the estate.
The first phase includes the demolition of 48 existing homes at Green Man Lane and a multi-storey car park, to make way for the first of 706 new flats and houses, which will be a combination of affordable rent, shared ownership and outright sale properties. The demolition of phase one is expected to take four months, with construction starting shortly afterwards.
Members of the residents’ steering group, who have been part of the project since it was first conceived, turned out to witness the demolition getting under way.
Anne Fabing, who chairs the Green Man Lane Tenants and Residents Association,comments: “It was exciting to see the demolition starting as it represents the beginning of the regeneration. We’ve worked very well with Rydon and A2Dominion through the residents’ steering group and association and we’re pleased to see that things have gone so smoothly.”
The regeneration team includes Rydon, a privately owned construction and development company, local housing provider A2Dominion and architect Conran & Partners.

The first phase of the regeneration will include:
• 154 new one, two, three and four-bedroom homes split across two blocks, ranging in height from three to eight storeys
• A community café, set to be run for the benefit of local people
• Enterprise employment units and community floor space
• New roads and parking spaces
• Play space for children
• An energy centre to provide energy-efficient heating and energy to the new neighbourhood.
All new homes for the Green Man Lane Estate have been designed to achieve Level 4 of the Code for Sustainable Homes. Other sustainability measures include water-saving devices in the homes and rainwater collection.
